1 – Each Home is Different
When it comes marketing a home , I believe that every home is different and deserves its very own specific marketing approach/plan.
2 – The Target Market
Defining a homes target market is the first key in identifying the objective. Defining this target is crucial to decide where to market the home.
3 – Target Area
Is the property likely going to cater to a young couple or younger family coming from the City? Maybe it’s an older more established family already on the North Shore. If so, proper marketing and advertising methods are put in place, not solely depending on the MLS system to drive traffic to your property.
4 – Who’s the Buyer?
Is the buyer local, coming from out of town or another province? Maybe they’re from overseas (Asia, Europe, Iran)? If the buyer is from overseas but now lives locally and is a permanent resident, where are they currently living? These are the questions we need to know so we can target those areas to capture buyers for your property.
5 – Target Interests
We find that some of these buyers have been targeting Vancouver and the North Shore because of its undervalued land value versus other major cities worldwide. We must target them, know what their interests are and capture them as a target to drive visits to your home and not waste time on market.
6 – Spreading the Word
How are we driving viewings and or visits to your property? How are we influencing them and their agents by communicating to local agents who work in the sphere of your type of property or those who are abroad overseas with affluent buyers (Emailing local and overseas agents).
7 – Narrow Approach
We find that most approaches in marketing a property are too generic, overused and blanketed so you get the bare minimum and you just become another listing on the MLS. You deserve more!
